Material extraction is often the largest variable. Porous building materials such as drywall, insulation, and subflooring that have taken on mould usually need to be removed and disposed of under containment, and the quantity determines the labour and disposal cost. Drywall replacement follows removal. Once affected sheets are cut out, the replacement and finishing work is priced separately, so a small patch and a full wall section carry very different totals.
